Booking Policies

We accept various payment methods, except credit cards, to maintain competitive rates. Our policies regarding security deposits, pet accommodations, and cancellations are clearly outlined for your reference. We recommend considering travel insurance for added protection, and a waitlist for 2025 rentals is available for those planning ahead.
2024 Rentals
We require payment within 7 days of lease being sent out. We require all leases be signed within 72 hours of lease being emailed. Your first payment is 50% of your rental expenses (rental rate plus security deposit) not including taxes. The final payment is due 45 days prior to arrival. This includes remaining balance of total rental expenses including taxes (12.75%). Have Questions? We can explain in detail when you book.
How to Pay
Payment can be made via the following ways**:

** We do not currently accept credit cards as there is a processing fee associated with that usage and we want to keep rates as low as possible. Should you opt to pay with a credit card through the above choices the processing fees will be added to your final payment.

Travel/Trip Insurance
Travel/Trip Insurance IS NOT INCLUDED in your stay!
We do a lot of things well, but selling trip/travel insurance is not one of them. And it’s not legal, as we aren’t authorized agents to do so. BUT PLEASE BUY IT! We can make some recommendations when you book. Keep in mind hurricane season continues to happen every year, so if you are renting in Sept or Oct, it is a wise decision to purchase. And for those of you who book in prime season, PLEASE purchase, as it protects the huge investment you have made to take a vacation.
Security Deposit Policy
Because we rent direct and are pet friendly we require a security deposit. All security deposits are returned via check/paypal/zelle or venmo within 7 days of departure pending no damage. Things happen on trips, we get it. Just let us know so we can figure it out. Security deposits are $500 for new guests and $250 for returning guests.
Pet-friendly Policy
We love our pups and consider them family. They are welcome in our homes. Your first pet is free and included in your rate. Second pet is $150. Third pet (upon discussion with us) $200. We do consider and accept more dogs; however, not without a discussion to understand size and breed. We do not collect dog fees until week before arrival as this can change. Also, in event you don’t disclose additional pets, we will deduct cost from security deposit. As an FYI: we do not allow pets on any furniture or pets in human seating areas. Please be thoughtful of future guests and observe these policies.
Cancellation Policy
All payments made are fully refundable within 180 days of reservation less a $250 cancellation fee (this $250 fee is non-refundable). If you need to cancel after 180 days, we will make every effort to rebook your week at rate you paid. In the event that happens you will be refunded once it is rebooked and payment made less the cancellation fee. If it rebooks for less than your rate, then we only refund the amount of rebooking, less the cancellation fee. Any questions, please reach out. Protect your investment by purchasing travel insurance no matter what your travel dates.
2025 Waitlist
If you have selected a date to be on the waitlist for 2025 you will be contacted in event 2024 guest does not rebook. The 2024 guest has 7 days after departure to rebook for 2024. Each potential guest on wait list has 3 days to book, in the event that you do not book within your 3 day timeframe we will go to next person on the list. Get on the list. It’s worth it. 2025 wait list will open late June 2024.
